Forgot one thing. Last time we had a drop in rates, the buyers who benefited were those that jumped on houses already on the market or added early in the process. As time with the low rates went on, sellers started clawing back the gains by raising prices. So, in the end, buyers started losing that edge.

In my opinion, that supply and demand curve with constantly rising prices and then rates is what brought an end to the run.

One last note: Remember, I'm selling homes for 2.5% or $5,495 which ever is lower.
